West River Estates: Where Tranquility Meets Community
Project Overview
West River Estates is a residential subdivision located in the Town of Cornwall, known for its thoughtful planning and harmonious living. Conveniently located off Ferry Road and in close proximity to Hyde’s Pond and the West River, the subdivision offers a serene lifestyle for its residents.
Key Features
Concept Plan: A concept plan was designed optimizing land use and layout for all three phases.
Legal Survey Plan: Defining property boundaries and easements ensured a seamless development process.
Civil Engineering Drawings: Our detailed road construction plans included street design, potable water, sanitary sewer, and storm sewer systems. An open-ditched system was thoughtfully designed for the majority of the development.
Phases 1 and 2: A Blend of Dwelling Lots
Single-Family, Semi-Detached, and Multi-Unit Dwellings: Phases 1 and 2 introduced a diverse mix of dwelling lots, catering to various lifestyles.
Streets: Kara Street, Mary Street, Morgan Street, and extensions of Waters Edge Lane and Mill Pond Lane were designed and constructed.
Phase 3: Expanding Possibilities
Single-Family Dwellings: Phase 3 focused on single-family dwelling lots.
Waters Edge Lane and Street J: The remaining portion of Waters Edge Lane and Street J completed the vision for West River Estates.
Stormwater Management and Approvals
Town of Cornwall Approval: We prepared comprehensive stormwater management and erosion control plans, seeking approval from the local authorities and the Transportation and Infrastructure department of the PEI government.
Quality Control and Safety: Throughout construction, we ensured strict adherence to design specifications. Regular site inspections maintained safety protocols during pipe installation.
Precision and Infrastructure Marking
Builder’s Level: Inspectors meticulously recorded pipe elevations using builders’ levels.
GPS Layout Services: Infrastructure locations, including water and sewer services, sanitary manholes, fire hydrants, and gate valves, were precisely marked.
Guiding the Approval Process
Survey Pins: Survey markers were placed to mark the new lot boundaries throughout the subdivision.
Client Support: We guided clients through the approval process, preparing record drawings and conducting site walkthroughs with governing bodies to ensure a smooth project turnover.
