Cavendish Horizon Estates: Where Community Meets Nature
Project Overview
Located in the serene landscape of PEI, Cavendish Horizon Estates is a blend of modern living and natural beauty. This residential subdivision, located off of Cavendish Road (Route 6), offers a peaceful escape while maintaining close proximity to essential amenities.
Key Features
Concept Plan: Designing a comprehensive concept plan for the subdivision, optimizing land use and layout.
Legal Survey Plan: Clearly defining property boundaries and easements.
Civil Engineering Drawings: Crafting detailed road construction plans, including street design.
Phase 1
Single-Family Dwellings: Phase 1 introduces a mix of single-family homes and semi-detached dwellings, creating a diverse neighbourhood.
Streets: Brianna Street and Harrison Street were crafted to enhance connectivity and accessibility within the community.
Infrastructure Considerations
Water and Sewage: The lots within Cavendish Horizon Estates feature on-site water and on-site sewage disposal systems. As a result, potable water and sanitary sewer design were not part of this project.
Open Ditch System: An efficient open ditch system was designed to manage stormwater runoff.
Navigating Constraints
Wetland Preservation: A delineated wetland on-site posed a constraint. Our team ensured that construction activities did not disturb this ecologically sensitive area.
Approval Process: We prepared stormwater management and erosion control plans, seeking approval from the Resort Municipality and the Transportation and Infrastructure department of the PEI government.
Quality Control and Site Visits
Construction Oversight: While formal construction observation was not provided, regular site visits ensured quality control. We monitored subgrade materials, shale, gravel, and asphalt elevations during road construction.
Boundary Markers: Survey pins were placed to mark new lot boundaries throughout the subdivision.
